While in contract for $600,000 the sellers received an offer for $659,000, their original price. Delays - at no fault of buyers, almost made the sale fall through and nevertheless due to the listing agent and my strong rapport, we were able to get THREE extensions of escrow signed. I helped these first time Canadian investors enter the United States market in the strongest position.

As the buyers agent, these clients looked to me to help them invest in Southern California. I helped them identify Palm Springs as the prime investment opportunity. This is a fund and while in contract, we encountered dificulties due to being principals originally from Canada coming into the U.S. under an entity buying the property. Through sheer tenacity of my team and I, we were able to close on this property for $505,000 and ascertain another $5,000 in seller credits! This represents nearly 7% off list price, in season no less!

My client wanted a home that she could grow with. As an artist, she appreciates high ceilings and natural light. She also wasn’t sure if she qualified. We verified the asset depletion loan worked for her and then went to work. We found her the best value condo with exclusive bones and expansive views. It was a foreclosure and the bank said absolutely no credit backs. We negotiated $5,000 in credit backs anyways, and closed on the cheapest property given the market!

I came in to help my clients sell their flip. They wanted no less than their asking price of $699,000 even though the nearest sold comp was approximately $150,000 less for this floor plan. It took a little over four months but ultimately I set a new record for the area. More importantly, my clients were ecstatic with the sale price of $699,000, which was their original sales price that they were sticking too! The buyers were thrilled too because they are very close in proximity to the various long term care needs that one of the partners is now utilizing, and they moved all the way from San Francisco just for these services.

We set a new record for this floorplan at both original purchase and a few years later the subsequent sale. Even though the house next door ended up selling for $100,000 more, the purchase price remained the lowest seen at $395,000. With my direction the property improvements totalled only $30,000 and yet the home yielded an impressive $700,000 sales price only 2 1/2 years later.

I represented buyer then seller’s side; and we bought this for $480,000. Later I represented seller to sell it for $565,000. On the buy side while in contract this property got an offer for over $500,000 and the sellers tried to kick us the buyers out of contract. We had to personally have our team drive to deliver escrow docs. We do whatever it takes to close the deal before someone else can swoop in! It became a successful airbnb. However the city had later sent a notice of demolition for an additional structure. We put it on the market and somehow we all worked our magic and got more money - and a variance approved to keep the shed and no longer have to demolish it. Ultimate sale price was $585,000 - a whopping $125,000 increase in under 2 years hold time.

I represented parties on the buyers side and sellers side. This property was purchased among the lowest anyone had seen, granted it needed to be gutted. It sold for $200,000 in March, 2018. Then it sold for $560,000 with my team. At this time it represents the highest cost per square foot in this community of approximately 784 homes. As the real estate expert I helped advise on all aspects of the flip including the wall removal to open up the space. Neighbors ended up copying it and now sales in this development continue to reach new heights.

Shadow Hills

Sun City Palm Desert and Shadow Hills are both very popular. After months of searching, this client ended up securing her property in Sun City Shadow Hills for $370,000. This sale is approximately 3% off list price. Within only a few months Zillow valued it $450,000 due to the nearby sales. This client is loving the activities at Sun City including line dancing, ceramics, political discussions, yoga, indoor running track, indoor pool, outdoor pools, and so much more. As a single woman she also feels very safe in the gated community.

Negotiated over 6% off list price in the strongest market to date anyone has seen. Original asking price was $749,000. We closed for $710,000. Most properties in this development, some very similar sell for well over $1,000,000 but it had a recent sale that was a private transfer which buyers were hung up on. This is a good example not to let property history determine future values. There’s real money to be made in the discrepencies. This property in addition has a casita that was not included in the square footage, earning more profits for my buyers’ team.
